RAINFALL: 24 inches annual average.
CULTIVATION: Total 2,300 acres has been
cultivated. 850 acres currently cultivated and could be easily
increased to 7,500 acres.
IRRIGATION: DNRM authority to capture 5988ML of
overland flow. Very low threshold flows are gravity fed into 4 surge
storages with a capacity of 1,958ML (covering 450 ha). An authorised 660ML
floodplain pump also lifts these low threshold flows into another 4,030ML cell
covering 405ha. This 4,030ML cell is also gravity fed from higher
flows.
This scheme has been built to capture overland flows from Yarrill &
Billa Billa Creeks as well as the Weir River. Independent modelling on the
Yarrill-Wyaga system shows an average take of 4,120ML per annum.
Note this scheme also takes overland flow from the Weir River & Billa Billa
Creek systems but this water has not been included in the model.
FENCING: New boundary fence (22.6km), new internal
fence (10.3km), balance of fencing in good order & stock proof.
YARDS: Steel & timber main yards to work 500
head, small set of old timber & steel yards at house.
CARRYING CAPACITY: At present carrying 300 head
of mixed cattle with a big body of feed. This property would carry a
breeder per 10 acres. These numbers could be greatly increased with dry
cattle and a full utilisation of irrigation.
IMPROVEMENTS: 33sq low set weatherboard homestead
circa 1920, comprising 3 bedrooms, office, storeroom, open plan family room
& kitchen, living and dining room, gauzed verandah with north easterly
aspect set in a very attractive garden on the Weir River. 27m x 12m 3 bay steel
frame machinery shed. 15m x 6m 5 bay timber frame hayshed with 9m x 6m
skillion.
REMARKS: Ellangabba is a short distance
from Goondiwindi which has all amenities. The property has an
excellent balance of country, predominately open grasslands, with
retained shadelines & cattle camps. It is an ideal property
for fattening or backgrounding and the undeveloped irrigation is
ideally suited to the development of pivots, lateral or furrow irrigation
systems. The overland flow into the storages on this property is
exceptional. Historically rates of take of 5,000ML over 5 days have been
achieved with this system without pumping.
